National Historic Landmarks (NHLs) are cultural properties designated by the Secretary of the Interior as being nationally significant. Acknowledged as among the nation’s most significant historic places, these buildings, sites, districts, structures and objects possess exceptional value or quality in illustrating or interpreting the heritage of the United States in history, architecture, archaeology, engineering, and culture. Approximately 2,300 properties are designated as NHLs nationwide. Potential NHLs must meet a stringent test for national significance, and must have extensive documentation justifying their eligibility for NHL designation. We are experienced with preparation of NHL documentation with a variety of properties nation-wide.
The National Register of Historic Places is the official Federal list of districts, sites, buildings, structures, and objects significant in American history, architecture, archaeology, engineering, and culture. Nominations to the National Register of Historic Places must show that the property meets one of four criteria for listing and identify the historic characteristics that give a property historic significance and integrity. We have been preparing National Register nominations and assessing eligibility of properties since 1973.
Section 106 of the National Historic Preservation Act of 1966, as amended, requires Federal agencies to take into account the effect of their undertakings on properties included in or eligible for inclusion in the National Register of Historic Places, and to afford the Advisory Council for Historic Preservation a reasonable opportunity to comment on such undertakings. As consultants, we help with the preparation of compliance documents that assist the State Historic Preservation Office, the governmental agency sponsoring the undertaking and the Advisory Council on Historic Preservation in making informed decisions regarding the identification and treatment of historic resources that may be affected by a Federally funded or permitted project.
Historic Structures Reports (HSR) record the documentary and physical research concerning a structure’s evolution. They are used in the management of historic resources and are instrumental in planning appropriate actions impacting historic properties. HSRs usually contain three major elements: and administrative data section, a physical history and a structural analysis. We provide HSRs that are tailored in depth of treatment to suit the project’s needs. We maintain professional contact with architectural and engineering firms with special knowledge of historic buildings to provide expert structural analysis and treatment recommendations.
Cultural Resource Studies are comprehensive histories and inventories of historic properties in a particular project area. These documents generally help agencies responsible for large land tracts or installations with multiple historic buildings, sites or structures. Work generally includes preparation of historic contexts, recordation of historic properties and recommendations for proper treatment and management of cultural resources. We have had extensive experience with the production of Cultural Resource Studies.
The Federal government and many states provide an income tax credit for approved rehabilitation work to certified historic structures. Federal historic preservation tax incentives are available for any qualified project that the Secretary of the Interior designates as a certified rehabilitation of a certified historic structure. To qualify, a building must be listed in the National Register of Historic Places or be a contributing resource in a registered historic district. Property owners must the three-part Historic Preservation Certification Application. We help guide property-owners through the application process.
We offer consulting services on historic finishes and furnishings for restoration and rehabilitation projects. We can help with the selection of appropriate paint color, wallpaper, window treatments and floor coverings. We maintain connections with other consultants with special expertise in historic interiors and furnishings plans.
